Market spotlight: Capri

Capri is a relatively new community located in Northwest Gainesville where homes were built in the mid-1990s. It is conveniently located off of NW 34th Street and NW 44th Place and it's only 6 miles from the University of Florida and Shands medical center.

The neighborhood offers some of the best amenities that Gainesville has to offer, with a full-time social coordinator, a 10,000 square-foot clubhouse with a media room, two kitchens, a library, a recreation lounge, a state-of-the-art fitness center, a resort-style pool, and so much more. Plus, this family friendly neighborhood features a children's playground, to gazebos, nature preserves, tennis and basketball courts, and walking and jogging trails.

Capri currently has three homes on the market representing 2.8 months of inventory, making this a seller's market. The supply here is on par with what's available in Gainesville as a whole, which currently has 3.1 months of inventory, and Alachua County as a whole, which has 3.5 months of inventory.
 


The average price per square foot of homes has remained fairly steady over the last year and has only increased approximately four dollars per square foot from $116.21 to $120.62 over the  purse of the last twelve months.
 


The average sales price has also remained fairly steady, with only a slight increase from an average of $202,631 over the last year to an average of $212,817 in the past three months. Homes currently listed range in size from 1,274 square feet to 1,819 sqaure feet and range in price from $189,900 to $209,000.

With all of the amenities that this neighborhood offers, homes don't seem to stay on the market long. This sought-after neighborhood not only offers a ton of community perks, but also fantastic homes with desirable features.
