Real estate investing 101 : Intro

I'm writing this little manifesto to (hopefully) answer the questions I've been asked a thousand times by people interested in learning about investing in real estate.

Couple things.

I mainly buy residential rental properties - both single-family & multifamily. And I mainly do rentals, with the very occasional "flip." So that's what this is mostly about.
I don't profess to be the world's leading expert on any of these topics. I'm just going to share my experiences.
